It features Javanese stone flooring and large sliding doors that open up two full sides, allowing for free movement between the outside sun deck and the fan cooled interior, whilst the balmy hilltop breeze ensures that the villa never gets too hot. This level also has a well-equipped TV room, with a built-in sofa, scatter cushions and air conditioning

*Spacious Outdoor Area*

The outdoor spaces provide perfect opportunities to relax. The upper floor has a 107 sqm terrace that wraps around the front of the villa. A discreet guest bathroom, with shower, just off the terrace and all terraces are edged with white bougainvillea. There are ample sun loungers beside the pool and if it gets a bit hot you have an undercover relaxation area with comfortable seating, fans, a coffee table and a ping pong table.

A carefully conceived design means that guests can choose to dine alfresco or indoors and yet never lose sight of the spectacular tropical surroundings. There is an outside dining area on the pool terrace that enjoys west facing views, making it shady for breakfast and atmospheric in the evening with fabulous sunset views. A complimentary daily breakfast is included in the villa rate and a private chef an option on request at extra charge.

A wide, sweeping staircase opens onto the expansive sun terrace paved with cool Javanese stone which surrounds the large free form 4.5 x 14m swimming pool with infinity-edge that overlooks the outstanding Buddha and Samui’s North coast. Panorama Summit has five spacious bedrooms, each with floor to ceiling sliding glass doors, plenty of storage, ceiling fans and air-conditioning. The two master bedrooms have wooden floors and private terraces. There are also two twin ensuite guest rooms and a spacious fifth bedroom tucked into the far western section leading straight out onto the pool.

Rental Rates Exclude:          

• Private Chef (evening) @ 1,000 THB per setting (guest pays cost + 20% for food)

• Car rental can be arranged with full insurance coverage      

Terms & Security Deposit

• Terms & Conditions apply which will be sent to guest for signature

• As a form of security (and for peace of mind) for the villa owner,
 the Guest Manager will request on arrival a fully refundable $1,000  (cash only) security deposit from the guest.

• Please note that any minor damage / breakages shall be charged at the end of your stay,at replacement value. If required, damages must be paid and will be requested by the General Manager and paid in full before departure. 


1.1.     If it becomes necessary to cancel all or any part of the booking, ‘The Villa’ must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be payable depending on when the notification of the cancellation is received in writing:

1.1.1.  More than 30 days before arrival: The deposit will be forfeited.

1.1.2.  Less than 30 days before arrival date: all rental payments (100%) are forfeited.

1.2.     In case the deposit was paid and the balance will not be paid, all payments are forfeited with immediate effect
and no notification will be issued.

1.3.     If the dates of the booking need to be changed or amended,
 this may be treated as a cancellation of the original booking and cancellation charges may apply.

1.4.     Any change to the original reservation is subject to the approval of ‘The Villa’.  

Cancellation during the period of the holiday.

The prepaid rental balance will be returned only under exceptional circumstances and at the sole discretion of the Management Company.   


The owners are not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as water craft, water sports, jeep or motor bike rental, etc.

We remain at your entire disposal shall you need any further assistance or information,
and look forward to having the chance to welcoming you in Samui.  


* Payments are to be made via Credit or Debit card, Pay Pal account or a bank SWIFT
 transfer to our nominated bank account.

* Deposit: To guarantee this booking, you will be required to pay a 30% deposit.

* Final Payment: The balance of total rental amount is due a minimum of 4 weeks
before the check-in date.

* Check in time is 3:00pm; Check out time is 11:00am

* Minimum stay of 3 nights (6 nights over Xmas Season)  


* Smoking within the villa is not permitted but ashtrays are provided around the villa.

* Only those persons stated prior to arrival have permission to stay at the villa.
